The City of Berea Codes and Planning Department oversees permit applications, licensing, plan review, and inspections for building and development activity within the City.

Application links will open in the City’s online permitting portal, OpenGov, where users may submit applications and upload required documents.

Permits & Inspections

Apply online for residential and commercial building permits, electrical and mechanical work, signs, demolition, street cutting, temporary structures, and other regulated activities within the City of Berea. The portal also includes applications for chicken permits and fireworks retailer permits. Applicants may submit required information and supporting documents, track the status of their applications, and coordinate any necessary inspections. Depending on the project, additional plans, approvals, or commercial plan review may be required before a permit can be issued.

Registration & Licensing

Use the City of Berea’s online portal to complete contractor registration, apply for or renew a City business license, and request new or updated utility service through Berea Municipal Utilities. Applicants may submit the required information, upload supporting documents, and track the status of their requests online.

Commercial Plan Review

Commercial plan review applications must be submitted and approved before permits may be issued for building, fire alarm, fire suppression, commercial range hood, and bleacher or spectator seating projects.

The City of Berea contracts with the Kentucky Department of Housing, Buildings and Construction to perform architectural and mechanical plan reviews and inspections for most structures located within the city limits. This includes assembly, business, educational, factory and industrial, mercantile, residential, storage, and utility occupancies.

The City does not review institutional occupancies, state-owned buildings, facilities licensed by the Cabinet for Health and Family Services, industrialized building systems, or high-hazard occupancies. Plans for these projects must be submitted directly to the Kentucky Department of Housing, Buildings and Construction.
